Current duties, clearly separated from good practice

Rented homes

Private and social landlords in England must arrange electrical inspection and testing at intervals of no more than five years, give reports to tenants, and complete required remedial work within the prescribed timescale.

Workplaces

The Electricity at Work Regulations 1989 require electrical systems to be maintained to prevent danger. The law does not prescribe one universal EICR or PAT interval; frequency must follow risk, equipment and environment.

Fire systems

The responsible person must provide and maintain suitable fire precautions. British Standards support compliance but are not themselves legislation, so the fire risk assessment and system design determine the testing programme.
